SMS consent and messaging disclosures
LotLine is a real-estate deal workspace operated by Mansa Merch, LLC (doing business as LotLine), at uselotline.com. We run two separate text-message programs. Each is described below with the number that sends it, how consent is obtained, and the exact messages a person receives — rendered from the same code the product runs.
We do not send marketing blasts, we do not text purchased lists, and we do not use automated dialing. Every message to a property owner is written or approved by a person before it sends.
1. Account verification
Sent from LotLine’s own number to people who hold a LotLine account, and only ever to the number that account holder entered and confirmed themselves.
When someone starts a LotLine trial, they may verify their own mobile number so they can see how the product's texting and calling features work. They type their number into a form in Settings → Communications, tick a consent box, and press "Text me a code." LotLine then sends a one-time verification code to that number. Messages in this program are only ever sent to the number the account holder entered and confirmed — never to any other person.
The consent screen, as the account holder sees it
This screen is inside the product at Settings → Communications. It is reproduced here exactly, from the same component.
During your trial, LotLine texts and calls your own verified number from our sandbox line so you can see exactly how it works. You get one real text and one real call (up to 3 minutes); after that, messages stay in the thread as simulations. Sellers can't be contacted until you upgrade. When you upgrade, this sandbox thread is removed and your paid plan's texting and calling allowances start fresh.
LotLine: your verification code is 123456. It expires in 10 minutes. Reply STOP to opt out.
2. Property owner conversations
One-to-one conversations with property owners who have agreed to be texted. Consent is obtained on a phone call before any message is sent, or recorded when the owner contacts us first.
Mansa Merch, LLC buys residential property directly from owners. Contact begins with a manual, one-to-one phone call placed by a person — numbers on the Do-Not-Call registry are suppressed and never dialed. On that call the owner is asked, in plain words, whether it is alright to text them the details; texting begins only if they say yes. Owners who contact us first (by phone, web form, or text) are recorded the same way. Every message is written or approved by a person before it sends. There is no bulk sending, no automated dialing, and no purchased-list texting.
Verbal consent script
These are the words said on the call. Texting begins only on a clear “yes.”
Hi, is this [owner name]? My name is [operator name] with Mansa Merch — we buy houses directly from owners here in [city]. I'm calling about the property at [property address].
[The owner responds. If they ask us not to call again, we stop and suppress the number.]
Before we go any further — would it be alright if I text you the details at this number? You'd get text messages from Mansa Merch about this property only, usually just a few over the next week or two. Message and data rates may apply. You can reply STOP at any time to stop them, or reply HELP if you need help. Is it okay if I text you?
[Texting begins ONLY on a clear yes. Anything else — no, unsure, or no answer — and no text is sent.]
Thank you. I'll send that over now, and you can reply STOP any time if you'd rather not get them.
How that consent is recorded
The operator records the owner's answer in LotLine before any message can be sent: the consent source (verbal on a call), the date and time, the operator who obtained it, and the identifier of the specific call it was given on. The operator also confirms an attestation that they personally obtained the owner's agreement. LotLine refuses to send a first message to any number without that record — it is a server-side block, not a reminder.
Hi Ruth, it's Imeh with Mansa Merch — thanks for talking with me just now about 1427 Maple Hollow Dr. Here are the details I mentioned: cash offer, we cover closing costs, and we can close on your timeline. Reply STOP to opt out.
3. Opting out, and getting help
Both programs honor STOP immediately — the number is suppressed and receives no further messages. Replying HELP returns the sender’s identity and a working support contact.
LotLine: for help email support@UseLotLine.com. Msg & data rates may apply. Reply STOP to opt out.
You can also opt out at any time by emailing support@UseLotLine.com.
