LotLine handles property leads, buyer access, documents, media, proof-of-funds records, and workspace activity. This policy explains what we collect, how we use it, and the boundaries we keep around your data.

  • We use service providers only to operate LotLine, such as hosting, authentication, storage, email delivery, e-signature, and payment processing.
  • AI-assisted features help organize, summarize, and prepare workflow drafts, but they do not send contracts, messages, or external actions without human approval.

Who we are

LotLine is a private real-estate acquisition and assignment workspace by Mansa Merch LLC, a company incorporated in California, United States. LotLine is designed for wholesalers, acquisition operators, property scouts, small real-estate teams, and approved buyers who need a cleaner way to organize off-market property workflows.

Operators may provide:

  • assignment agreement details

Information from buyers

Buyers may provide:

  • name
  • email address

  • buyer entity or company name
  • buy box details
  • target markets
  • proof-of-funds files
  • deal room activity
  • saved deals
  • buyer calculator inputs if submitted
  • buyer interest messages
  • document signatures or acknowledgments

Information from sellers

Sellers may provide or appear in:

  • name
  • contact information
  • property address
  • seller communications
  • agreement terms
  • signature records
  • documents related to a transaction

Sellers do not get access to operator buyer lists, buyer proof-of-funds records, assignment economics, internal notes, or other buyer activity unless the operator separately shares something outside LotLine.

LotLine may store:

  • photos
  • screenshots
  • walkthrough videos
  • documents
  • comp and ARV notes
  • rehab estimate notes
  • deal room summaries
  • closing milestones
  • escrow and title checklist items

Automatically collected information

We collect standard technical data, including:

  • IP address
  • browser type
  • device type
  • pages visited
  • timestamps
  • referring URLs
  • session and authentication events
  • security logs
  • error logs
  • usage metrics

We use this for security, reliability, analytics, product improvement, and fraud prevention.

Payment and subscription information

If paid plans or subscriptions are active, we may process:

  • plan selected
  • payment status
  • subscription status
  • billing contact
  • invoice and receipt metadata
  • usage limits
  • add-ons

Payment credentials are handled by a third-party payment processor when enabled. LotLine does not store full card numbers, bank account numbers, or payment credentials.

How we use information

  • create and manage operator workspaces
  • process access requests and waitlist signups
  • authenticate users
  • invite buyers to private deal rooms
  • show buyers only the rooms they are permitted to access
  • help operators manage leads, sellers, buyers, documents, media, and closing workflow
  • prepare drafts, summaries, deal notes, field checklists, contract preparation artifacts, and internal workflow recommendations
  • send transactional emails and account notices
  • process billing and subscription status
  • maintain security and prevent unauthorized access
  • improve product reliability and usability
  • respond to support and privacy requests
  • comply with legal obligations

AI-assisted features

LotLine uses AI-assisted features to help operators organize real-estate workflow data. These features may help summarize lead notes, draft seller outreach, score leads, prepare field checklists, estimate rehab ranges from visible media, generate buyer-room summaries, match buyers to deal criteria, prepare contract draft fields, or organize closing tasks.

Hard limits

  • AI does not send seller messages without human approval.
  • AI does not send contracts for signature without human approval.
  • AI does not make legal decisions.
  • AI does not provide legal, financial, appraisal, or construction advice.
  • AI outputs are drafts or operational support, not final professional judgments.
  • AI requests are scoped to the task being performed.
  • We do not use customer workspace content to train public AI models.
  • We do not sell AI-generated content or workspace data.

Internal economics and workspace boundaries

LotLine is built around private operator workspaces. Each operator controls its own leads, sellers, buyers, documents, notes, deal rooms, and closing workflow.

Buyers only see deal rooms they are invited to or approved for. A buyer may use one LotLine login across multiple operators, but each operator's notes, access decisions, proof-of-funds review, and deal activity remain separate.

Internal deal economics are treated as operator-private information. This includes seller contract price, assignment fee, internal margin, projected gross fee, fee received, seller motivation notes, negotiation notes, and other buyer interest. These are not shown to buyers or sellers through buyer-facing room views.

What we do not do

  • We do not sell, rent, or trade personal information.
  • We do not sell buyer lists, seller leads, workspace activity, or proof-of-funds records.
  • We do not use advertising trackers, retargeting pixels, or cross-site advertising profiles inside LotLine.
  • We do not let one operator see another operator's workspace data.
  • We do not let buyers browse all rooms like a public marketplace.
  • We do not expose seller contract price, assignment fee, or operator margin in buyer-facing room views.
  • We do not train public AI models on customer workspace content.
  • We do not store full card numbers, bank account numbers, or routing numbers as part of normal payment processing.
  • We do not send contracts, buyer invites, seller outreach, or external messages without the appropriate human-controlled action.

When we share information

When you direct us to

Operators may invite buyers to private deal rooms. Operators may publish selected media, documents, summaries, and next steps into buyer rooms. Buyers may submit interest or proof-of-funds files. Signed documents may be shared with the parties involved in the transaction and with title or escrow contacts as needed.

With service providers

We use service providers to operate LotLine. Categories may include:

  • website and application hosting
  • authentication
  • database and storage
  • email delivery
  • payment processing
  • e-signature
  • AI processing
  • analytics and diagnostics
  • security and infrastructure monitoring

Current or planned categories of providers include:

  • A cloud hosting provider
  • An authentication, database, and storage provider
  • An email delivery provider
  • An e-signature provider
  • A payment processor, when enabled
  • Third-party AI providers for AI-assisted workflow, when enabled

A current list of specific subprocessors is available on request.

Providers may change over time. Any provider must be used only to deliver the service, support security, or operate LotLine.

Legal compliance and safety

We may disclose information if required by valid legal process, to comply with applicable law, to protect rights and safety, or to investigate abuse, fraud, or security incidents.

Source links, screenshots, and property media

LotLine may allow operators to store source links, screenshots, listing context images, uploaded photos, field-runner photos, walkthrough videos, and documents related to property opportunities.

  • Original field media uploaded by the operator or field team may be used in buyer rooms when approved by the operator.
  • Source screenshots or context images may be used inside private, gated buyer rooms as deal-reference context if approved by the operator.
  • Source media is not intended for public advertising, public resale, or public listing pages.
  • Operators are responsible for using media and source materials they have the right to use.
  • LotLine may provide visibility settings, access controls, removal controls, and source attribution fields.

How we protect information

Protections we use include:

  • encryption in transit
  • provider-managed encryption at rest
  • row-level security or equivalent access controls where configured
  • workspace isolation
  • buyer deal-room access controls
  • invite tokens and expiration
  • access revocation
  • private storage buckets for sensitive files
  • role-based access
  • audit logs
  • limited staff and admin access
  • security monitoring
  • no sensitive secrets in client code

No system is perfectly secure, but LotLine is designed to keep workspaces separated, buyer rooms gated, and sensitive documents restricted to the users who need them.

Data retention

  • Waitlist and access request data is kept until the request is resolved, the user unsubscribes, or it is no longer needed.
  • Workspace data is kept while the workspace is active.
  • Buyer deal-room access records are kept while access is active and as needed for transaction history, audit, compliance, or support.
  • Proof-of-funds files and sensitive documents may be deleted or replaced by the buyer or operator, subject to legal and accounting obligations.
  • Billing and transaction records may be retained as required for tax, accounting, fraud prevention, dispute resolution, or legal obligations.
  • Users can request deletion, subject to legitimate business and legal retention needs.

Mansa Merch operates internationally, and LotLine may be accessed by users outside the United States. Our primary business operations are in the United States, and our service providers may process information in the United States or other locations where they operate. Where required, we rely on appropriate safeguards for international transfers.

Children's privacy

LotLine is designed for business and real-estate professionals. It is not directed to children under 18. We do not knowingly collect personal information from children. If we learn that a child has provided personal information, we will take steps to delete it.

Changes to this policy

We may update this policy as LotLine evolves, including changes to features, providers, pricing, storage, authentication, or legal requirements. We will update the “Last updated” date when changes are made. If changes materially affect how personal information is collected, used, shared, or protected, we will provide notice through the site, app, or email where appropriate.
