LotLine vs DealMachine: the calls, texts and deal work that come after the export

DealMachine finds properties and owners, reveals their phones and emails, and mails postcards, from $119 a month per seat. Its help center says the in-app dialer is retired and tells customers to export a phone list and dial from another tool. LotLine is a place to work that list: seller calls and texts with Do-Not-Call and calling-hours checks, Rehab AI, PropShare buyer pages, private buyer rooms and e-sign.

The wholesaling stack

Most products own a layer. LotLine is built for the deal-execution layer.

The right stack can include more than one product. The goal is to know which system owns each handoff and where the complete property record lives.

Illustrative workflow. Example information is not a property claim, appraisal, bid, or guaranteed result.

Workflow comparison

LotLine and DealMachine, side by side.

LotLine is strongest after a lead enters the workflow: analysis, operator review, seller communication, field evidence, buyer packaging, and contract handoff. DealMachine remains a stronger choice for several large-scale sourcing and property-data jobs.

What DealMachine is built for

DealMachine calls itself the most complete US real estate data platform. Its help center describes the work in five steps: search properties or people, review the profile, reveal owner phones and emails, reach out by postcard or by driving for dollars, then track mail opens and QR scans. The new DealMachine adds AI search with more than 800 filters, comps and ARV, wholesaling and rehab calculators, API and Zapier connections, and an MCP server for AI assistants.

  • Basic: $119 a month per seat ($99 billed yearly), 10,000 data credits a month
  • Pro: $179 a month ($149 billed yearly), 20,000 data credits a month
  • Scale: $599 a month per package of 10 seats and 100,000 records
  • Free to explore without a card; a paid plan unlocks contact details and exports
  • Postcards are paid by the piece, from $0.70 to $0.89 depending on size and plan

What changed with DealMachine's dialer

DealMachine's help center says the dialer has been retired and is not coming back, in the new app and in DealMachine Classic. To call leads, it tells customers to export the list as a Phone List and dial through an outside tool such as Google Voice or a third-party dialer. The same article lists litigator scrubbing as not yet available in the new app and recommends a third-party scrub for anyone calling at volume.

Where LotLine picks up

Import the exported list into LotLine and the calls happen where the rest of the deal lives.

  • Calls from the browser and texts in one thread on the seller's record, from your workspace's own number
  • Before each call or text, LotLine checks the number against the Do-Not-Call lists and checks the calling hours of the seller's state, in the seller's local time
  • A seller who texts STOP is marked opted out, and LotLine stops texts and calls to that number
  • Deal Autopilot scores each lead, runs the analysis and drafts the first message for you to approve
  • Rehab AI turns the property's photos into a low, mid and high repair range beside the comps and ARV
  • PropShare buyer pages, private buyer rooms with proof-of-funds review, and e-sign for the purchase agreement and the assignment

What stays with DealMachine

DealMachine searches the country for properties and people, reveals owner contact details by the credit, runs postcard campaigns of up to five steps with QR tracking, and tracks driving routes in its mobile app. LotLine leaves those jobs to it. Find and reveal in DealMachine, then work the conversation and the deal in LotLine.

What each one costs

DealMachine Basic is $119 a month per seat ($99 billed yearly) with 10,000 data credits, and postcards are paid by the piece. LotLine Starter is $39 a month for the deal workflow without the AI agents. Founder Cloud is $99 a month while founding slots last. Growth Cloud is $179 a month and includes a calling and texting number, 500 texts and 500 call minutes a month. Team Cloud is $299 a month for three core users. LotLine charges no onboarding fee, and paying yearly gets you two months free.

Evaluation checklist

DealMachine, LotLine, or both?

Match the tool to the job in front of you.

  • You need owners and phone numbers

DealMachine's search and contact reveals are built for that, priced by data credit.

  • You call and text sellers

LotLine places calls and sends texts from the seller's record, after the Do-Not-Call and calling-hours checks.

  • You mail postcards

DealMachine runs postcard campaigns of up to five steps, with QR tracking.

  • Your numbers need backing

LotLine keeps Rehab AI, comps and ARV on the property, with the photos behind the range.

  • Buyers and contracts

LotLine packages the deal on a PropShare page and in a private buyer room, then sends the assignment for e-signature.

Frequently asked questions

Is LotLine a DealMachine alternative?

For calling, texting and working the deal, yes. LotLine calls and texts sellers, runs Rehab AI and comps, builds buyer pages and deal rooms, and handles e-sign. For nationwide owner search, contact reveals and postcards, DealMachine does a job LotLine leaves to data tools.

Can I call a DealMachine list from LotLine?

Yes. Export the list from DealMachine, import the file on LotLine's Leads page, and call or text from each seller's record. Calling and texting come with Growth Cloud and Team Cloud once your workspace number is set up, and Starter and Founder Cloud add them with Seller Outreach at $39 a month.

Does LotLine check Do-Not-Call before a call?

Yes. LotLine checks the number against the Do-Not-Call lists before you call or text it, and checks the calling hours of the seller's state, in the seller's local time, before every call and text. If a number can't be checked, LotLine doesn't place the call.
